The auction route is very different from a private treaty sale in that the time frame between instruction and completion is a lot shorter, thus saving you time by shortening the whole sale process.

Speed

Once that gavel falls, contacts are exchanged and completion is 28days thereafter.

Once exchange of contracts has taken place the sale is legally binding. There is no re-negotiation or pulling out at this stage.

Price

We want to achieve the maximum sale price for your commercial premises. The competitive atmosphere of the room and bids being accepted from a number of sources will naturally push up the sale price. A reserve price is set upon instruction meaning your commercial unit will not be sold below an agreed price.

This price will be agreed and set between the seller and the auctioneer at the point of instruction. This reserve price will mean that no bid will be accepted below this figure.

Guide price

This is the price the commercial premises will be marketed at, a starting figure. This figure will be displayed on all advertising portals, as well as our website and the auction catalogue. An attractive guide price will instil engagement of potential bidders and buyers. Our valuer will guide you as to setting a realistic guide price.

In order to achieve the maximum price for your commercial premises, it is best you include all appropriate and necessary, additional information, that will form part of the legal pack. Some of the checklist will be documents you already have and some maybe reports you would need to acquire. These types of documents may include the following:

  • Planning number
  • Detailed Plans
  • Business rates and reliefs

  • Asbestos Survey
  • Searches

We will create a post and a slideshow of images which will showcase the unit throughout each of the portals. Not only will these posts remain on our own business pages, they will be shared to numerous commercial and property groups which are full of active and ‘ready to buy’ investors.

YouTube

Google’s second biggest search engine. Connect UK Auctions offer a virtual tour option, whereby we create a bespoke video for your ‘lot’ which will be uploaded to YouTube as well as our website and the four social media platforms, as mentioned above. This video will give potential buyers an insight before viewing your commercial property in person.

ALL of our auctions are streamed live, directly from our own website with potential buyers able to bid from their chosen location against the ‘in room’ bidders. We are the ONLY UK auction house to offer this service without the use of third-party platforms.

We advertise your site on our own website, EIG, Rightmove and all other relevant sites and portals. All of these portals are updated on a daily basis. Each of these advertisements will include images, site description, any planning applications and virtual tours as well as the option to enquire and download the corresponding legal pack.

Editorial

We always write a bespoke editorial for your commercial building which will be published in local and specialist newspapers as well as online platform for the digital users.

For Sale Board

A ‘for sale by auction,’ board will be erected in the most appropriate position to attract prospective buyers to auction room.

Viewings

A number of open days will be held for your commercial property. These open days are accompanied by a member of our auction team who will be able to promote and answer any questions the attendees may have about your commercial property.

Auction day

A day of excitement for all (Judgement day).

By this time all bidders have been fully vetted and registered, whether bidding in the room, on the phone, proxy or Connect Realtime©. All marketing avenues have been exhausted and legal packs downloaded.

Your commercial premises will be featured in all of our auction catalogues and any final changes will be added to the addendum for the bidder’s perusal.

When the gavel falls to the highest bidder, a legally binding contract is formed and exchange will take place. The buyer will pay his/her deposit and any fees necessary and completion will take place 28 days thereafter, unless specified.
