Selling by informal tender – how it works:

This alternative route comes with all the auction benefits including SPEED. The property for sale will be advertised on the national auction portal, EIG as well as Rightmove and all of our social media portals.

The difference with this selling method is that it allows buyers to be invited to submit best and final offers, in a sealed envelope along with any supporting information regarding their financial situation and buying position.

Viewing and open days will be held, and all offers, completed on our prescribed bid document, will be submitted by a given and specified closing date and time.

All offers will remain strictly confidential and unopened until the closing date and time. Once opened, ALL completed offers will be submitted to the client for their purusal. If necessary, the bids will be opened in the client’s presence.

This procedure follows the period of us marketing your property at a figure we have agreed with you, inviting OFFERS IN EXCESS OF the quoted price for a specified period to allow time for it to be thoroughly advertised and viewed by prior arrangement.

Advantages of selling your home by informal tender:

  • This form of sale works well if the seller has a timescale to adhere to, as it will eliminate any negotiations or the uncertainty of the Auction Room.
  • Selling a property by informal tender will allow sellers to see all offers made for their property with lucidity.
  • Tenderers will be mindful of the likely, fierce competition for your property, which as a result, is likely to maximise the price achieved for completion 28 days post bid acceptance.
  • There is no obligation to the sellers to accept the highest, or any of the offers, this for their purusal only.
  • When sellers finalise a decision, all parties will be notified whether they have, or have not, been successful but the agreed sale price will always remain confidential.
  • The legal pack will be prepared in advance so the day of an offer acceptance will result in the exchange of contract.
  • Sellers in the position of being executors for an estate, with responsibility for fully testing the market before agreeing a sale, are assured that the best possible price has been achieved.
  • The sale by informal tender process tends to lead to higher offers as each bidder will have to state the highest price they are willing to pay, unaware of what others may be bidding.
