Price setting

Your first question upon selling will be, how much is my land worth? Upon valuation, once you have instructed us on your sale, our auction valuer will guide you in setting a reserve and guide price for your land. Of course, this figure will depend on criteria such as the following:

  • The plot size
  • Whether the plot has planning permission
  • What’s on the land boundaries e.g. residential development, flood plains etc
  • Does the land have road access?
  • Whether the land has utilities on site

The valuer will talk you through your options and together we will work out the best route to take, in order to achieve a maximum sale.

Legal pack

In order to achieve the best price for your land will we ask you to liaise with your solicitor in producing all necessary documentation on the site which will form part of the legal pack.

A legal pack is simply a collaboration of important documents of the land that is going to be sold and contains all the necessary and legal documentation such as the Title Deeds, Special Conditions of Sale, Land Registry Search, Leases and other pertinent documents.

Under your instruction, we are able to offer virtual tours. This will be uploaded to Google’s YouTube as well as our own website and all the social media platforms mentioned above. Depending on your plot size and value we are also able to offer drone footage for the site. This enables the land to be showcased from a bird’s eye view and will further engage potential buyers.

Your land will be entered as a ‘lot’ onto our own website as well as Rightmove and EIG. (EIG being an auction portal.) All entries will include land details, images, virtual tours, tenure and an option to enquire and download the legal pack. Each social media post will link to our website for information.

We also advertise on ‘The Landsite,’ ‘Plot Finder’ and ‘Plot Browser.’ These are all external land sites which will feature your plot and are updated on a daily basis.

Our database consists of local, national and international clients who are both new and repeat buyers with us. E-mails featuring your commercial site are sent out on a regular basis.

Editorial

Connect UK Auctions also understand that as well as digital, conventional marketing has always been immensely rewarding, hence newspapers still hold enormous pull. We can offer you a bespoke editorial which will be published in the local area for maximum local exposure.

Site viewings

Numerous open days will be scheduled for your land site for potential bidders to attend. Additional viewings are often necessary when the demand and interest levels are high.

Pre-auction offers

If you wish to receive any offers prior to the auction day, this is optional and you must let the valuer know this upon instruction. Offers will then be put forward as they are made in which you will then have the final decision on.

Auction day

A day of excitement for all (Judgement day). At this point, all marketing has taken place, maximum exposure has been reached, buyers have all been registered and legal packs downloaded.

Your land site has been displayed in our auction catalogues and any final changes will be added to the addendum for the bidder’s perusal.

When the gavel falls to the highest bidder, a legally binding contract is formed and exchange will take place. The buyer will pay his/her deposit and any fees necessary and completion will take place 28 days thereafter, unless specified.

Congratulations – you have successfully sold at auction.
