No fall throughs or chains Have you ever experienced a fall through? If not, you’re in luck as over a third of all properties fall through, annually, at least once. Auctions eliminate this risk entirely. Not only this, but chains do not exist in the auction world. Win Win.

28 day completion Once the gavel falls, contracts are exchanged and are legally binding. Completion is then just around the corner, 28 days thereafter.

Price setting Your first question upon selling will be, how much is my land worth? Upon valuation, once you have instructed us on your sale, our auction valuer will guide you in setting a reserve and guide price for your land. Of course, this figure will depend on criteria such as the following:
The plot size Whether the plot has planning permission What’s on the land boundaries e.g. residential development, flood plains etc
Does the land have road access? Whether the land has utilities on site The valuer will talk you through your options and together we will work out the best route to take, in order to achieve a maximum sale.

Legal pack

In order to achieve the best price for your land will we ask you to liaise with your solicitor in producing all necessary documentation on the site which will form part of the legal pack. A legal pack is simply a collaboration of important documents of the land that is going to be sold and contains all the necessary and legal documentation such as the Title Deeds, Special Conditions of Sale, Land Registry Search, Leases and other pertinent documents.

High profile marketing

Properties are marketed both locally and nationally to create the greatest amount of interest. Included in the marketing campaign is the following:

  • An erected ‘Auction For Sale Board’

Auction day

A day of excitement for all (Judgement day). By this time all bidders have been fully vetted and registered, whether bidding in the room, on the phone, proxy or Connect Realtime©. All marketing avenues have been exhausted and legal packs downloaded. Your commercial premises will be featured in all of our auction catalogues and any final changes will be added to the addendum for the bidder’s perusal. When the gavel falls to the highest bidder, a legally binding contract is formed and exchange will take place. The buyer will pay his/her deposit and any fees necessary and completion will take place 28 days thereafter, unless specified.

Property Auctions are best known for selling with speed. On the fall of the gavel contracts are exchanged and completion usually 28 days after. By following our advice and pricing the property at an attractive level, you can be sure of a quick sale and sometimes even a pre-auction sale. This timescale is legal and binding.
